Growthpoint Properties Australia has delivered FY26 Funds From Operations (FFO) at the upper end of guidance, demonstrating disciplined asset and capital management through a volatile macroeconomic environment. The company achieved a statutory net profit of $90.1 million, a significant turnaround from the $124.6 million loss recorded in FY25, though Net Tangible Asset backing per security declined marginally to $3.05 from $3.09 in the prior year. Distributions remained flat at 18.4 cents per security, providing stability for unitholders amid the challenging interest rate cycle.

The balance sheet has been carefully managed, with gearing maintained at 41.6 percent and the weighted average cost of debt held at 5.1 percent per annum despite the Reserve Bank’s rate hiking cycle. The weighted average lease expiry (WALE) of 6.1 years provides meaningful income stability, while the weighted average capitalisation rate of 6.8 percent reflects current market conditions across a diversified portfolio. Portfolio occupancy improved to 96 percent, with the company successfully de-risking near-term expiries in its directly held assets, a priority that appears to have been well executed.

Growthpoint’s total assets under management stand at $5.2 billion across 64 properties, with the direct portfolio of $4.0 billion comprising 48 assets split between office ($2.9 billion), industrial ($1.8 billion), and retail ($0.5 billion) segments. The funds management division, which oversees $1.2 billion in third-party capital across 16 assets, generated $125 million in new AUM during FY26 and attracted $36 million in net new co-investment. This division represents an important growth lever, though it remains relatively modest compared to the direct portfolio and may take time to scale meaningfully.

Looking ahead, FY27 FFO guidance of 22.6 to 23.5 cents per security suggests potential headwinds, with the lower end of the range implying a modest decline from FY26 outcomes. The absence of material portfolio acquisitions or disposals in the guidance assumptions indicates management intends to consolidate rather than expand, focusing on operational excellence and occupancy within the existing platform. Portfolio management priorities remain focused on leasing current vacancies and addressing upcoming key expiries, while targeted capital expenditure aims to reduce downtime and enhance asset value.

Investors should monitor the execution against these FY27 targets, particularly trends in lease negotiations for the 96 percent occupied portfolio and whether rising corporate space requirements support higher occupancy and rental growth. The funds management growth trajectory warrants close watching, as success in attracting third-party capital could provide meaningful earnings accretion in future years.
