NRW Holdings has secured approximately $130 million in combined contract awards from Stockland Development for civil works across two major residential developments in Southeast Queensland. The Golding Contractors subsidiary will deliver subdivision, infrastructure, and associated works at both Yarrabilba and Shoreline master planned communities, with Shoreline completion scheduled for July 2027 and Yarrabilba works expected to finish by March 2028.
The scope of work is substantial and varied across the two sites. At Shoreline, located 43 kilometres southeast of Brisbane in Redland Bay, Golding will deliver three major work packages including an upgrade to Serpentine Creek Road with a new signalised intersection and Bebo Arch Bridge, plus subdivision and infrastructure work for Precincts DA7 and DA8. The broader Shoreline development is intended to accommodate over 10,000 residents across approximately 3,000 dwellings when completed, alongside a shopping precinct and state primary school. At Yarrabilba, situated approximately 4 kilometres south of Logan Village, the contractor will handle subdivision and infrastructure works for Precincts 6 and 8 as part of a development expected to house more than 45,000 residents in around 17,000 dwellings with a town centre, neighbourhood hubs and 11 schools.
For investors, these contract awards provide multi-year revenue visibility and demonstrate NRW’s established position with one of Australia’s largest residential developers. The company has been working in Yarrabilba since October 2017 and has already delivered more than 3,200 residential and commercial lots, reflecting a partnership spanning nearly a decade. The geographic positioning of both projects in Queensland’s growing residential market aligns with the state’s population pressures and ongoing demand for housing infrastructure. The work also diversifies NRW’s earnings away from its traditional mining and resources exposure, providing exposure to the residential construction cycle.
The contract values and timelines suggest a steady execution period through to early 2028, which should support consistent contribution to group earnings. Investors will want to monitor project execution, any potential delays on either site, and whether this success translates into further contract opportunities with Stockland, which has a significant pipeline of projects across Australia. Material cost inflation and labour availability in Queensland construction remain key execution risks to track.
