Arena REIT delivered net operating profit of $79.1 million for FY2026, up 8 percent, with distributions per security rising to 19.25 cents and net asset value per security reaching $3.60. Earnings per security climbed 5.7 percent to 19.60 cents, supported by contracted rental growth, completed acquisitions, and development projects, while total assets expanded 8 percent to $2.0 billion. Against this backdrop of solid operational performance, Arena faces a material challenge from Edge Early Learning, its largest tenant by property count, which occupies 31 assets representing 14 percent of annual rental income.

Edge failed to pay rent due in August, prompting Arena to issue default notices to the tenant and its lender with 21 days to remedy the breach. Arena has taken control of two newly developed Edge properties in Queensland and South Australia, both completed but not yet opened. The REIT has signed term sheets with a leading national operator to lease both centres for 20 years at equivalent rents, effectively securing replacement income for these assets. Arena holds approximately $4 million in bank guarantees and security deposits from Edge and continues to engage with the tenant regarding potential pathways for the remainder of the portfolio, with all legal remedies available.

The balance sheet remains solid, with gearing at 24.5 percent compared to 22.8 percent at 30 June 2025. FY2027 distribution guidance of not less than 18.0 cents per security reflects cautious assumptions, excluding any Edge income from 1 August 2026 onwards and presuming the $4 million security deposit covers outstanding rent. This guidance highlights management’s conservative posture regarding the tenant situation and the material impact of losing 14 percent of income.

For investors, the results present a nuanced picture. The core business delivered respectable growth and management has acted decisively to secure new operators for the two development properties, mitigating immediate leakage. The strong balance sheet suggests capacity to weather the Edge situation. However, the loss of 14 percent of rental income represents a significant headwind, and full-year FY2027 guidance assumes this impact persists throughout the period.

The 21-day default remedy window now underway will determine whether Edge resolves its payment obligations or Arena must pursue further enforcement action. Investors should monitor the outcome of negotiations regarding the remaining Edge portfolio and whether additional tenant stress emerges. The speed and terms of any transition to the new operator and the profile of Edge properties remaining under dispute will materially shape earnings through FY2027. This announcement is price sensitive and flagged as material by the ASX.
