The weighted average capitalisation rate of 5.25 percent sits between previous reference points, suggesting a stable valuation environment for industrial property.
The trust’s sustainability reporting shows net Scope 2 greenhouse gas emissions of zero tonnes CO2e through a combination of renewable energy procurement and Australian Carbon Credit Unit surrenders. This positions BWP within the increasingly important ESG considerations that influence institutional investment decisions.
Investors should monitor several factors in coming periods. The trajectory of like-for-like rental growth will be critical, particularly if inflation moderates and CPI-linked rent adjustments moderate from the current 3.1 percent average. The sustainability of market rent reviews at the 2026 pace will also merit watching, as this has been a meaningful contributor to returns.
