Charter Hall Group delivered strong earnings growth in FY26, with operating earnings per security rising 26.8% to 103.2 cents, alongside a 26.4% return on contributed equity. The result showcases the resilience of Australia’s largest integrated property investment and funds management group, particularly given the challenging backdrop of volatile capital markets, elevated interest rates, and subdued consumer conditions throughout the period. Total operating earnings reached $488 million as the group navigated a complex environment through disciplined capital deployment and high-quality asset selection.

The scale of Charter Hall’s platform underscores its competitive position. The group manages $94.3 billion in funds under management across a diversified investor base, with institutional wholesale property comprising 70.8% of the $76 billion property FUM, listed REITs accounting for 18.1%, and direct allocations from SMSFs and high-net-worth individuals making up the remainder. This diversification provides stability across market cycles. Property investments delivered 17.0% EBITDA growth, while the co-investment portfolio expanded to $3.2 billion, reflecting the group’s confidence in its asset selection and ability to identify value creation opportunities.

For investors, these metrics signal a business in strong fundamental health. The 7.8% annual growth in distributions per security over the past 15 years demonstrates consistent capital returns to securityholders, underpinned by the group’s property expertise and capital recycling discipline. The company deployed $17.7 billion in gross property transactions during the year, indicating active portfolio management and the capacity to execute on strategy even amid uncertain market conditions.

The balance sheet remains well positioned for future growth. Charter Hall carries a 14.2% gearing level and has $6.4 billion in total group investment capacity, including $1 billion of balance sheet capacity. This financial flexibility provides a platform to pursue accretive acquisitions and deploy capital across the funds management platform, which benefits from fee-generating assets and reduces balance sheet leverage over time. The net tangible asset value of $5.95 per security provides a foundation for understanding the group’s intrinsic value.

Charter Hall’s performance this year reflects both the quality of its portfolio and the breadth of its platform. The group has maintained earnings growth and capital returns while managing interest rate headwinds, proposed tax reform, and geopolitical uncertainty that have tested many of its peers. As markets look ahead, investors should monitor capital market conditions and any shifts in commercial real estate fundamentals, particularly trends in tenant demand and lease renewals across the group’s diversified property portfolio.
