Charter Hall Group delivered a substantial profit increase for the year ended 30 June 2026, with statutory profit after tax jumping 30.6% to $427.9 million from $327.7 million in the prior year. This strong earnings result was underpinned by operating earnings, the Group’s preferred profitability measure, which grew 26.8% to $488.1 million. The Group defines operating earnings as statutory profit adjusted for non-recurring or non-cash items such as fair value movements and straight-lining adjustments, making it a more reliable gauge of underlying earnings and cash generation capacity.

Revenue increased modestly by 2.2% to $556.7 million, suggesting that the outsized profit growth came primarily from operational leverage and improved property valuations rather than top-line expansion. Earnings per stapled security rose 30.6% on a statutory basis to 90.5 cents, while operating earnings per security climbed 26.8% to 103.2 cents. Net tangible assets per security strengthened more significantly, increasing 13.1% from $5.26 to $5.95, reflecting accumulated earnings and property appreciation across the portfolio.

The distribution story is more measured. Total dividends and distributions increased just 6.0% to 50.67 cents per stapled security, comprising both ordinary share and unit components. The final distribution rose notably, with units jumping from 2.43 cents to 5.17 cents, while ordinary shares increased from 21.95 cents to 20.67 cents. This distribution profile suggests management is balancing income return with capital retention, possibly to maintain balance sheet strength or fund development opportunities.

The Group’s structural activity during the year included the deregistration of Folkestone Real Estate Services and the establishment of multiple exchange and special purpose vehicle trusts within the property trust component, likely reflecting refinancing, securitisation, or portfolio restructuring initiatives. These operational changes are typical for diversified property groups managing complex vehicle structures across residential, industrial, and commercial real estate.

For investors, the key takeaway is that Charter Hall’s underlying earnings remain robust despite modest revenue growth, suggesting effective cost management and positive property market conditions during the year. The restrained distribution growth relative to profit expansion indicates management confidence to retain cash, though the 13% increase in NTA demonstrates material wealth creation. Investors should monitor upcoming guidance on distributions, any commentary on property valuations in the context of shifting interest rate and occupancy dynamics, and the performance of the specific asset classes within the diversified portfolio.
