Charter Hall Social Infrastructure REIT has announced a quarterly distribution of 4.5 cents per ordinary unit, payable to unitholders as of the record date of 30 September 2026. The ex-date falls on 29 September, with payment scheduled for 21 October. This distribution covers the quarter ending 30 September 2026 and represents the continuation of CQE’s regular quarterly dividend policy.

The entire distribution is unfranked, reflecting the nature of the REIT’s investment holdings and its tax position. With zero per cent franking, unitholders will not receive any franking credits alongside the payment. This is typical for REITs and reflects the way these vehicles distribute income to investors, who receive the cash return but do not benefit from corporate tax credits. Unfranked distributions have different tax implications for different investor types, with some investors potentially facing higher effective tax rates compared to franked dividends.

For income-focused investors, the quarterly cadence provides regular cash flow distribution. At 4.5 cents per unit per quarter, an annualised run rate would equate to 18 cents per unit, though actual distributions may vary quarter to quarter. CQE maintains a Dividend Reinvestment Plan, which remains applicable to this distribution, allowing investors who prefer to reinvest their returns to acquire additional units without transaction costs. This mechanism can accelerate capital accumulation over time for long-term holders who choose to participate.

The timing and mechanics of this announcement are straightforward for unitholders. Those holding units before the ex-date of 29 September will receive the distribution. For new investors considering an entry point, the ex-date marks the moment when the distribution right separates from the security, affecting the unit price accordingly. The two-week payment window following the record date provides sufficient time for settlement and fund transfers to investors’ accounts.
