Ingenia Communities Group has delivered results that exceed market expectations, with both earnings before interest and tax and underlying earnings per share beating guidance in the year ending 30 June 2026. EBIT came in at $193.4 million against a guidance range of $180.5 to $188.7 million, while underlying EPS reached 35.8 cents compared with guidance of 32.5 to 34.0 cents. The outperformance signals execution credibility and reflects the company’s focused strategy across its retirement living and holiday rental businesses.
The profit growth trajectory is robust across multiple dimensions. Underlying profit increased 16 percent to $145.8 million, statutory profit surged 45 percent to $186.4 million, and revenue climbed 8 percent to $555.32 million. These gains occurred despite headwinds from higher borrowing costs, which offset improvements in operational performance. The company maintains financial discipline through stable corporate and support costs, with management demonstrating restraint despite the opportunity to expand the cost base.
Development activity represents a bright spot within the results. Ingenia settled 573 new homes, up 10 percent on the prior year, with improvements visible across average home sales prices, gross margins, and net cash per lot. The development pipeline has been extended to 8,800 potential new land lease home sites, providing substantial runway for future earnings growth. The lifestyle rental portfolio contributed EBIT of $49.9 million, supported by contracted rent increases and the accretion from newly developed homes. Holiday portfolio EBIT grew 9 percent to $63.2 million as demand remained strong and the portfolio benefitted from acquisitions.
Cash generation remains solid with operating cash flow up 5 percent to $152.5 million, though this metric was tempered by higher financing costs. The company continues to progress the sale of approximately $125 million in assets, which will likely support balance sheet management and provide flexibility for deployment into higher-return opportunities. The decision to maintain the distribution at 9.6 cents per security, consistent with the prior year, reflects confidence in normalized cash generation while preserving capital for growth investments.
Forward guidance for FY27 targets growth in EBIT and underlying EPS of 0 to 10 percent, which is notably more cautious than FY26 outcomes. This range likely reflects uncertainty around interest rate dynamics, market conditions for residential sales, and macro economic headwinds. The company has explicitly flagged that guidance assumptions include stable market conditions with no material adverse changes to financial performance.
Investors should monitor the completion of the asset sale program and the redeployment of proceeds. Development settlement rates and pricing across the pipeline warrant close attention, as do contractual rent increases embedded in the lifestyle rental portfolio. The sensitivity to borrowing costs will remain material given the capital-intensive nature of retirement living development. This announcement is price sensitive and has been flagged as material by the ASX.
