Approximately 39.3% of portfolio income is associated with vacant space or near-term expiry, indicating re-leasing activity will be material. The remaining income flows are relatively evenly distributed through FY31 and beyond, providing reasonable cash flow visibility across the medium term. Government entities dominate the tenant base, collectively representing approximately 22.6% of gross income. This concentration in counter-cyclical, credit-strong public sector tenants provides significant portfolio stability during periods of economic uncertainty. The broader tenant roster includes quality corporate occupiers such as Target Australia, Insurance Australia, Stantec Australia, and media company Pacific Magazines, along with smaller retail tenants. The top ten tenants account for approximately 41% of portfolio income, with the tenth-ranked tenant contributing only 1.7%, indicating reasonable revenue diversification.
Centuria’s portfolio also reflects an increasing focus on sustainability and asset quality. Multiple buildings achieve NABERS five-star ratings for energy efficiency, with several assets incorporating on-site solar power generation. A substantial portion of the portfolio has been fully electrified, supporting both tenant decarbonisation goals and positioning properties for potential future carbon pricing frameworks. The REIT’s participation in GRESB assessments signals third-party validation of environmental and governance practices, helping attract ESG-focused tenants and supporting long-term asset values.
The immediate priorities for investors will be monitoring lease renewal outcomes as significant portions of the portfolio come up for re-leasing, particularly given the 39.3% of income linked to vacant or expiring space.
