Summerset Group Holdings (ASX: SNZ) – Q3 2026 Sales of Occupation Rights

Summerset Group Holdings (ASX: SNZ) reported 415 occupation right sales for the third quarter of 2026, with resales emerging as the clear driver of growth. The 240 resales in Q3 represented a 36% increase on the same quarter in 2025 and exceeded the 227 achieved in Q2 2026, demonstrating sustained demand across the company’s established retirement village portfolio. Year-to-date sales total 1,228 units, up 10% on the first nine months of 2025, with resales up 27% over the same period. New sales, by contrast, totalled just 175 units in Q3, reflecting weaker momentum in that segment.

Management attributed the year-on-year decline in new sales to economic uncertainty stemming from the Middle East conflict, which prompted prospective residents to delay selling their existing homes before committing to a retirement village move. The company noted that hesitation among sellers directly flowed through into Q3 contracting activity. However, management signalled some improvement in the sales pipeline and enquiry levels since June, suggesting the near-term headwind may be easing. New sales contracts signed in Q3 rose 20% compared to the prior two quarters and matched the level achieved in Q3 2025, providing a degree of reassurance on the underlying demand environment.

A key test for investor sentiment has been the company’s increase in the Deferred Management Fee to 30%, announced in mid-August. Raising this fee in a softer market carries execution risk, as prospective residents might defer purchases to avoid the higher exit cost. The data suggests this risk has not materialised so far. Resale contracts rose 5% to 8% compared to the first two quarters of 2026 and were significantly ahead of Q3 2025, indicating that contracting activity has not been materially disrupted by the fee change. Management explicitly noted the revised DMF is in line with comparable offerings across the retirement village sector and has not appeared to deter consideration among prospective residents.

The Canterbury region delivered a standout performance with 63 sales in Q3 versus 37 in Q2, lifting its share of total sales to 15% from 8%, reflecting strong execution in newer development stages. Summerset’s brand strength was reinforced by recognition as New Zealand’s most trusted aged care and retirement village brand in the 2026 Reader’s Digest Trusted Brands Awards, along with wins in the 2027 Reader’s Digest Quality Service Awards and 2026 Seniors New Zealand NZ’s Best Awards, which included three category wins and three finalist placings across its villages and services.

Summerset enters Q4 with a solid pipeline of potential contracts, and management expects good demand through the remainder of the year, though settlement timing will continue to be influenced by prospective residents’ ability to sell existing homes. The company is managing its development programme with discipline while maintaining focus on sales execution.

The key developments to watch for Q4 will be sales outcomes and the trajectory of new sales contracts as housing market conditions ease, since the timing and strength of settlement activity will be key to full-year revenue and earnings delivery.
