Stockland has maintained its FY27 earnings and distribution guidance despite a clear deceleration in residential activity, signalling that other portfolio segments are offsetting weakness in its flagship Masterplanned Communities business. The company is guiding for FFO per security of 38.0-39.0 cents and a distribution of 25.2 cents, both unchanged from previous expectations, even as net sales in its residential for-sale division slumped to 1,506 lots in the quarter, continuing a downward trend from 1,936 lots in 1Q26.
The slowdown reflects broader market headwinds rather than portfolio weakness. Queensland masterplanned communities have moderated in line with national market conditions, while affordability constraints in New South Wales are explicitly cited as a drag on sales. The company reports reduced enquiry offset by stronger conversion, with 4,502 contracts on hand at above-market pricing, suggesting that quality of buyer interest remains solid even if volume has compressed. Stockland is guiding for FY27 masterplanned community settlements of 7,300-8,300 lots with a 20% operating margin, implying management expects volumes to recover modestly in the second half.
Logistics and retail are delivering more reliable performance. Logistics leasing spreads remain strong at 17.6%, with the portfolio 8% under-rented, providing mark-to-market upside as leases renew. The retail portfolio generated 3.5% comparable MAT growth with specialty sales growing 4.3%, outperforming broader consumer weakness indicators. Occupancy across retail stands at 99%, reflecting strong tenant demand for essentials-based locations. Workplace occupancy sits at 84.2%, with the company continuing to pursue disposal opportunities to optimise the portfolio.
The emerging data centre platform represents a potential inflection point for the business. Stockland has secured approximately 450MW of power across six identified sites, predominantly sourced from existing logistics and workplace properties in established precincts. Cherry Lane and Brooklyn in Victoria are targeting AI and hyperscaler tenants, with both properties securing roughly 175MW each. The company anticipates initial FFO contributions in FY27 from land transfers or sales, with further monetisation through future land transfers, development gains and fee income. This diversification into data centre infrastructure aligns with secular demand trends around artificial intelligence and cloud computing, though execution risk remains material as the platform is still in early stages.
The company expects FFO to be weighted toward the second half of FY27, driven by timing of data centre transactions and residential settlements. Gearing is expected to remain within the 20-30% target range, suggesting confidence in balance sheet management despite market uncertainty. Land Lease Communities net sales of 206 homes reflect lengthening customer decision timeframes, though 774 contracts on hand provide visibility into FY27 performance. Planning approvals have been obtained for Victoria Parade in Collingwood, supporting the pipeline of apartment development opportunities. Investors should monitor the pace of data centre site development, the trajectory of masterplanned community sales in coming quarters, and progress on apartment planning approvals.
