Charter Hall Long WALE REIT has completed a comprehensive refinance of its balance sheet debt, establishing a new $2.0 billion secured platform while maintaining earnings guidance at 25.5 cents per security. The refinance achieved a 20 basis point reduction in debt margins to 1.2% and extended average debt maturity by 1.6 years to 4.3 years, providing both immediate interest cost savings and greater long-term financial flexibility. The REIT also delivered a net property valuation uplift of $188 million, reflecting a 3.2% increase in portfolio values during the 12 months to 30 June 2026.

Portfolio performance remained solid with 3.1% average annual net property income growth, underpinned by a diversified tenant base and a long weighted average lease expiry of 9.2 years. The income growth was supported by 54% of lease rent reviews being CPI linked, with the remainder on fixed reviews, creating a balanced approach to revenue growth through the property cycle. Active portfolio curation added $248 million of earnings accretive net acquisitions during the period, continuing CLW’s strategy to enhance portfolio quality and drive sustainable earnings growth.

The secured debt platform refinance demonstrates improved market confidence in CLW’s position. The REIT secured debt arrangements with 10 separate lending counterparties and staggered maturities from FY29 to FY32, minimising future refinance risk and providing structural stability. The enhanced covenant package, featuring a balance sheet LVR covenant of 65% and an ICR covenant of 1.5x, provides comfortable headroom above refinance thresholds and reduces the risk of covenant pressure during economic stress.

The REIT maintains a balance sheet gearing of 27.5% at the lower end of its 25% to 35% target range, supporting both the distribution profile and the capacity for opportunistic capital deployment. Net tangible assets per security increased 2.6% to $4.71, with FY26 operating earnings and distributions of 25.5 cents per security in line with guidance and reflecting 2% annual growth from FY25. Investors should monitor the REIT’s ability to sustain CPI-linked income growth and property valuations as interest rate settings and property market conditions evolve. This announcement has been flagged by the ASX as price sensitive material.
