Centuria Office REIT reported 6,937 square metres of agreed lease terms in the quarter, achieving 4.1% positive re-leasing spreads and reducing its FY27 lease expiry profile from 4.7% to 2.7%. Leasing momentum is evident across 10 transactions, with 60% comprising renewals, demonstrating strengthening tenant demand in Brisbane and Melbourne. This reduction in near-term expiry risk positions the REIT to benefit from future rental growth without facing immediate refinancing pressure on expiring leases.
The company maintained its FY27 guidance at 11.3 cents per unit FFO and 9.0 cents per unit distribution, yielding 10.6%. The leasing outcomes underpin this stability, as positive spreads of 4.1% mean tenants are accepting higher rents than their previous leases. Large transactions included a seven-year lease at 100 Brookes Street in Fortitude Valley achieving 13.5% spread, and a renewal of 2,280 square metres at Swan Street Richmond on a five-year term that lifted the asset’s weighted average lease expiry to 3.4 years. These deals signal both tenant confidence and the REIT’s ability to retain quality tenants while negotiating favorable terms.
Beyond leasing, Centuria advanced sustainability credentials through a 4-Star GRESB rating with an improved score of 87.8 from 86.6, and secured a 6-Star NABERS Energy rating for the Nishi building in Canberra. The announced renewable energy partnership with Energy Bay supports the company’s target of zero Scope 2 emissions by 2028, while providing participating tenants access to cheaper renewable power. This positioning addresses growing investor focus on ESG outcomes in office REITs at a time when sustainability specifications increasingly influence tenant decisions.
Fund Manager Belinda Cheung attributed the progress to improving office fundamentals, including constrained future supply from rising development costs and stock withdrawals. Market conditions remain mixed across different geographies, though Brisbane and Perth showed particularly encouraging tenant enquiry. The company continues to address vacancies through refurbishment and repositioning, with portfolio occupancy and weighted average lease expiry maintained at stable levels.
Investors should monitor upcoming developments in leasing activity, particularly whether the positive momentum in Brisbane and Melbourne extends to other markets in coming quarters. The renewable energy initiative with Energy Bay will warrant attention as a potential competitive advantage in attracting and retaining tenants. This announcement is price-sensitive and has been flagged as material information by the ASX.
