Arena REIT reported solid FY2026 results with operating earnings per security rising 5.7% to 19.60 cents and distributions per security increasing 5.5% to 19.25 cents, though the company has tempered FY2027 guidance following a significant tenant failure. Net operating profit increased 8% to $79.1 million, supported by annual rental growth averaging 4% across a portfolio valued at $1.964 billion, while maintaining 100% occupancy and a weighted average lease expiry of 17.5 years. The voluntary administration of Edge Early Learning in August 2026 represents a material headwind, as that tenant represents 14% of Arena’s annual rental income, leading to FY2027 distribution guidance of not less than 18.0 cents per security, notably lower than the prior year result.
The core portfolio performed as expected during the year. Arena completed 11 early learning centre developments and divested 11 properties where long-term growth prospects were less attractive, while acquiring three newly completed centres. Annual rent reviews produced 4% increases, with 36 market rent reviews averaging 7.6% higher. Management’s focus on active portfolio curation and disciplined capital allocation supported the outcome, though the company concluded the year with a more cautious tone as operating conditions shifted.
Market conditions in early learning have softened materially. Average occupancy across Arena’s stabilised portfolio fell from 79.3% to 76.7% year on year, while 210 centres exited the market during the financial year versus a prior five-year average of 120 exits annually. Despite softening demand, tenant reporting on centre-level metrics including rent coverage ratios remained stable and in line with five-year averages. Management attributes demand softening to parent concerns over safety and cost of living pressures following serious incidents at competing centres.
The Edge situation tests Arena’s portfolio quality and tenant diversification. With the largest five tenants representing 71% of income, concentration risk is evident, though the portfolio remains anchored by Goodstart Early Learning at 19% of income. Arena holds $4 million in liquid security supporting Edge’s obligations and is engaging with administrators to resolve the situation. Management expressed confidence in the quality and location of the underlying properties, suggesting these assets could attract replacement tenants.
Investors should monitor the Edge portfolio resolution closely, as this outcome will determine whether the company can maintain distribution guidance through FY2027. The medium-term outlook hinges on whether softening occupancy represents a structural shift or a cyclical correction. Management remains confident in the sector’s long-term tailwinds, including growing population of children aged 0 to 5 and sustained government investment in early learning. Property quality and location remain the primary focus as Arena navigates a more challenging operating environment.
