Centuria Industrial REIT (ASX: CIP) – CIP Files FY26 Results Presentation

Centuria Industrial REIT has delivered solid operational and financial results for FY26, demonstrating effective execution across portfolio management, capital deployment and financing strategies. The largest ASX-listed domestic pure-play industrial REIT achieved near-record leasing volumes across its $4.0 billion portfolio while maintaining high occupancy, signalling continuing demand for its quality industrial assets and the effectiveness of its active management approach.

The standout metric is the 30 percent re-leasing spread achieved on renewed leases, excluding capped rent reviews and specialised cold storage renewals. This substantial spread reflects CIP’s ability to secure rental income growth that significantly exceeds prior passing rents, demonstrating pricing power in a still-tight industrial market. The achievement assumes particular importance given the portfolio’s substantial lease expiry profile, as it underpins the company’s capacity to grow earnings through organic re-leasing rather than relying solely on acquisitions or development. Like-for-like income growth of 5.2 percent in FY26 reinforces this underlying strength.

Capital management has been equally disciplined. The $200 million divestment programme executed at a 17 percent premium to book value illustrates CIP’s ability to realise value from its portfolio while redeploying capital into higher-return opportunities. Completed developments were fully occupied or sold at significant premiums to book value, avoiding the common pitfall of bringing assets to market at valuations that do not reflect the cost of development. The refinancing activity, which reduced debt margins by 10 to 20 basis points, provides additional tailwind to earnings as debt rolls at progressively lower cost. Fifth consecutive periods of valuation growth, totalling $116 million, suggest the market continues to value the portfolio positively and that asset-level economics remain resilient.

Data centre opportunities merit attention as a potential growth vector for the REIT. While industrial real estate has delivered reliable income and moderate capital growth, the data centre sector offers higher growth prospects if CIP can successfully establish a foothold. The presentation indicates material progress on this front, though specifics are limited at this stage.

Investors should monitor CIP’s ability to sustain the 30 percent re-leasing spread as more leases roll to market, particularly if economic conditions soften and tenants face margin pressure. The data centre expansion will require careful capital allocation to avoid overexposure to a single sector or diluting returns. Management’s track record and alignment with Centuria Capital Group, which holds $22 billion in group assets under management and is CIP’s largest unitholder, provides some assurance of disciplined stewardship. This announcement is price sensitive and has been flagged as material by the ASX.
