Centuria Industrial REIT has delivered a Q1 FY27 operating update that shows the earnings growth potential embedded in its portfolio. The company leased approximately 25,000 square metres during the quarter at re-leasing spreads averaging 31 percent year to date. These spreads reflect the significant under-renting across the portfolio, which the company estimates at 17 percent on average. This metric matters because it translates to earnings upside without requiring additional capital deployment, the kind of organic growth that justifies the REIT’s valuation.
The under-renting dynamic is not accidental. Approximately 55 percent of leases expiring over the next three years are currently under-rented, creating what management describes as a clear pathway to future earnings growth. The scale of this opportunity is material. With the portfolio 17 percent under-rented on average and strong leasing momentum through Q1, CIP has a multi-year runway to grow net operating income simply by rolling existing tenancies at market rates. This is earnings growth that does not require new acquisitions, development risk, or balance sheet stress.
The company also divested 22 Hawkins Crescent in Bundamba, Queensland for 34.25 million dollars, completing the transaction at book value. The property was a large-box, urban-fringe asset spanning approximately 19,000 square metres that was vacant and misaligned with the REIT’s strategic focus on smaller-box industrial assets in supply-constrained locations. The buyer was an owner-occupier, reflecting a broader trend. Since FY25, 40 percent of CIP’s divestments have been to owner-occupiers, a unique feature of the industrial market that provides relative stability to valuations.
Beyond core leasing, CIP is advancing a dual-track data centre strategy. The company has identified a power pipeline exceeding 250 megawatts across its existing portfolio, including opportunities at Clayton and Thomastown in Victoria. Through a renewable energy partnership with Energy Bay, CIP is exploring how to commercialise its extensive roof space. Management expects material data centre opportunities to materialise primarily from FY28 and beyond, but the identified power capacity suggests meaningful optionality for long-term value creation.
The company has reaffirmed FFO guidance of 18.8 to 19.2 cents per unit for FY27, representing growth of up to 5.5 percent above FY26, and distribution guidance of 17.3 cents per unit, 3 percent above FY26. These figures reflect the earnings momentum from leasing spreads and portfolio quality, balanced against the economic environment. Investors should monitor quarterly leasing volumes and spreads to confirm the under-renting narrative is tracking as management suggests. The timing and value creation from the data centre pathway will also be worth tracking as FY28 approaches. This announcement is price sensitive and has been flagged as material by the ASX.
