Cromwell Property Group reported revenue growth of 43% to A$266.3 million for the year ended 30 June 2026, though this expansion masks a much slower underlying operational improvement. Net profit surged to A$135.8 million from a A$22.6 million loss in the prior year, a dramatic reversal that was largely driven by fair value adjustments and realized gains on asset sales totaling A$25.5 million, compared to charges of A$127.6 million in 2025. This swing in investment-related items rather than organic operations is an important distinction for investors assessing the sustainability of returns.
The company’s funds from operations, a key metric of recurring income, rose more modestly to A$110.3 million from A$105.0 million, representing just 5% growth. On a per-security basis, FFO increased 5% to 4.2 cents, indicating that core property income generation remains stable but not robust. The divergence between revenue growth and FFO growth suggests that while the portfolio has expanded, the underlying profitability per unit of assets has not tracked the same pace.
Despite this uneven performance, Cromwell maintained its distribution at 3.00 cents per stapled security, unchanged from the prior year. Net tangible assets per security edged up 3.6% to A$0.58, though the company’s gearing ratio increased from 31.1% to 34.2%, reflecting higher leverage as it pursues growth. Management appears confident in distributions given the enlarged asset base and gains from its sales program.
Going forward, the key question is whether Cromwell’s revenue momentum will translate into stronger underlying profitability, or whether growth remains dependent on asset revaluations and disposals. The increasing leverage means the company has less room to absorb downturns in property values or rental income. Investors should watch for signs of improving core operational performance in the coming year, as well as management’s capital allocation priorities between growth investments, distributions, and debt reduction.
