Charter Hall Retail REIT delivered operating earnings of 26.4 cents per unit in FY26, representing 4% growth from FY25 and in line with upgraded guidance. Management has guided FY27 operating earnings of no less than 27.3 cents per unit, implying 3.5% growth. The portfolio’s net tangible assets per unit reached $5.03, up 8.4% from June 2025, supported by a 12-month levered return of 15.8% and strong occupancy at 99.1%.
The underlying driver of CQR’s earnings expansion is the strategic shift toward net lease convenience retail assets. Over recent years, management has systematically curated the portfolio to target a 50/50 split between shopping centres and net lease properties. This rebalancing has strengthened tenant covenants, with the portfolio now dominated by investment-grade operators such as Bunnings, Ampol, BP, and energy retailers. The weighted average lease expiry across the portfolio extended to 7.1 years, with major tenants at 8.9 years, providing durable income streams.
Net lease assets deliver capital efficiency through lower capital expenditure requirements and inflation-linked rent escalations, which protect distributions against rising costs. Management’s value creation initiatives in net lease, including the take-private of HPI and sale and leaseback transactions with BP and Ampol across Australia and New Zealand, generated $317 million in equity value with an average return of 18% since inception. The weighted average debt margin compressed by 40 basis points following refinancing, with weighted average cost of debt at 5.0%, positioning the balance sheet favorably if rate cycles improve.
Operationally, portfolio gearing remained measured at 30.9%, and tenant arrears stayed below 0.5%, reflecting the quality of counterparties. CQR’s portfolio occupancy of 99.1% remains elevated, with income derived primarily from non-discretionary categories such as major retailers, energy and convenience operators, and food catering, which collectively account for around 60% of base rent. Management has also made progress on environmental targets, reaching Net Zero Scope 1 and Scope 2 emissions from July 2025 onwards.
The FY27 distribution guidance of 26.4 cents per unit implies a yield of 7.3% based on the share price of $3.61 as of 28 October 2026. Investors should monitor the company’s execution against operating earnings guidance, the trajectory of same-property net income growth (which was 3.0% in FY26), and any further portfolio rebalancing. The impact of refinancing and interest rate movements on the cost of debt will also merit close attention. This announcement is price sensitive and has been flagged as material by the ASX.
