Vicinity Centres has reaffirmed its FY27 guidance with Funds From Operations per security expected between 16.0 and 16.2 cents, representing earnings growth of 5.3% to 6.6% from FY26’s 15.21 cents. Management described this as a meaningful inflection point driven by contributions from Chadstone’s full stabilisation, a full year of income from Chatswood Chase, the imminent opening of Galleria Perth in November, and the future value potential from Uptown and DFO Eastern Creek. The decision to reaffirm guidance despite acknowledged increases in macroeconomic uncertainty suggests confidence in the operational momentum demonstrated in the first quarter.
The strength of Vicinity’s position reflects four years of disciplined portfolio curation. Premium assets have grown from 51% of portfolio value in 2022 to approximately 67% on a pro forma basis, a shift executed through $563 million in acquisitions targeting Brisbane CBD and Sydney Outlet assets, combined with $327.2 million in divestments of non-strategic holdings. The Chatswood Chase redevelopment exemplifies this value creation approach, delivering more than $250 million in development profit without adding retail floorspace. This outcome demonstrates the company’s ability to create value through capital deployment, development expertise and luxury tenant management even in challenging market conditions.
Portfolio metrics continue to reflect the benefits of this repositioning. Occupancy across the portfolio stood at 99.6% as at the end of the first quarter, with leasing spreads of 5.1% indicating sustained tenant demand. Specialty store occupancy costs remain at a healthy 14.6%, providing capacity for further rent growth where retailer performance supports it. These fundamentals matter because more than 90% of Vicinity’s income is contracted, providing embedded resilience and visibility over future earnings. Sales growth in the first quarter reached 3.0% on a total portfolio basis, with specialty and mini-major stores accelerating to 3.6% growth, suggesting retail trading conditions remain resilient despite cost-of-living pressures.
The balance sheet has been positioned to support this development pipeline while maintaining flexibility. Gearing sits at 26.1%, within the lower end of management’s target range, with weighted average debt maturity extended to 5.1 years. This positioning allows the company to pursue transformational developments including the Uptown redevelopment and potential residential projects adjacent to Chatswood Chase, for which development applications were submitted in October. Management signaled it will retain full flexibility over the capital structure and timing of these residential projects given recent shifts in Australia’s residential market.
The operating environment remains uncertain, with cash rates at a 15-year high and unemployment rising to 4.7%. While occupancy and leasing spreads attest to the quality of Vicinity’s assets and retailer demand for them, specialty occupancy cost ratios and holdover levels will warrant monitoring. The company’s guidance remains subject to material changes in operating conditions including retailer performance and financial circumstances. Investors should watch for trading outcomes from Galleria Perth’s opening in early November, development approvals for Uptown and the residential projects, and any material changes in tenant covenant or trading performance as the economic environment evolves. This announcement is price sensitive and has been flagged as material by the ASX.
