CLW maintained its FY27 distribution guidance at 25.5 cents per security, consistent with FY26 outcomes and delivering a prospective yield of 7.9% on the closing security price of $3.22 as at 14 October 2026. The company achieved this while executing a material refinancing of its debt platform, reducing credit margins by 20 basis points to 1.2% and extending average debt maturity to 4.3 years. The refinancing extends from FY29 to FY32 across ten separate lending counterparties and provides improved covenant flexibility, signaling management confidence in sustaining the distribution through the medium term.
Portfolio performance during FY26 demonstrates the underlying strength of CLW’s net lease strategy. The portfolio of 505 properties, valued at $6.1 billion, achieved 99.9% occupancy with a weighted average lease expiry of 9.2 years. Net property income grew 3.1% annually, while earnings-accretive acquisitions of $248 million and a valuation uplift of $188 million contributed to net tangible asset growth of 2.6% to $4.71 per security. The company’s focus on triple net leases, representing 51% of the portfolio, means tenants bear the majority of property expenses, supporting predictable cash flow generation.
Charter Hall’s capital management positioned CLW with balance-sheet gearing at 27.5% on a pro forma basis, within the lower end of its 25% to 35% target range. This positioning provides capacity for further strategic deployment while maintaining financial flexibility. The new $2 billion debt platform, established during FY26, represents a refinancing executed ahead of near-term maturities and secures funding through what management described as a favorable lending environment with improved terms.
Recent investment activity reflects CLW’s continued focus on long WALE, mission-critical assets. The company settled an increased interest in the Telco Exchanges portfolio for $63 million in April 2026, acquiring properties critical to Australia’s telecommunications infrastructure and leased to Telstra on triple net terms. Post balance date, CLW acquired a 25% stake in Sonic Healthcare’s integrated pathology laboratory in Brisbane for $53.4 million, securing a 20-year lease with further 30-year options and CPI-linked rent reviews. These acquisitions demonstrate active portfolio curation aligned with management’s strategy of combining asset management with strategic positioning.
Management highlighted that 99% of the portfolio is leased to government and leading corporate tenants, with 79% of assets concentrated along the Eastern Seaboard. Government tenants represented 21% of portfolio income, while hospitality, grocery and distribution, and data centre and telecommunications tenants collectively contributed 46% of income. This tenant and industry diversification supports income resilience across economic cycles.

Investors should monitor execution against FY27 guidance and track portfolio developments as newer investments settle. The yield differential versus Australian term deposits, government bonds and broader equity indices positions CLW competitively within the A-REIT universe, though investor returns depend on sustained distributions and capital management discipline.
