Charter Hall Long WALE REIT reported full-year operating earnings per security of 25.5 cents for FY26, reflecting 2 percent growth from FY25, and has guided FY27 at the same level with distributions per security of 25.5 cents. At the current share price of $3.22, this represents a 7.9 percent distribution yield. The earnings stability is underpinned by 3.1 percent average annual net property income growth across the portfolio and a significant reduction in financing costs following completion of a new $2.0 billion secured debt platform with a 1.2 percent credit margin, a 20 basis point improvement from prior facilities.
The debt refinancing extends average debt maturity to 4.3 years with staggered maturities from FY29 to FY32, reducing near-term refinance risk and providing what management describes as greater long-term financial flexibility. The facility is arranged across 10 lending counterparties, which diversifies refinance risk. Enhanced covenant flexibility and increased covenant headroom further improve operational flexibility. Balance sheet gearing remains at 27.5 percent, positioned near the lower end of the 25 to 35 percent target range, while the interest cost savings from the margin reduction will accrete to earnings as the refinance benefits flow through.
Portfolio valuations increased 3.2 percent during FY26, delivering a $188 million net valuation uplift. CLW pursued $248 million of earnings accretive net acquisitions, including a $63 million increased holding in the Telco Exchanges portfolio, a group of 36 properties leased to Telstra with a 14.4 year weighted average lease term and annual escalations of CPI plus 50 basis points. In July, CLW completed a $53.4 million acquisition of a 25 percent interest in a Sonic Healthcare pathology laboratory in Brisbane, leased on a 20-year NNN lease with CPI-linked annual reviews. These transactions enhance portfolio quality and long-term income growth.
The $6.1 billion diversified portfolio maintains a 9.2 year weighted average lease expiry and 99.9 percent occupancy. Exposure spans convenience retail at 44.9 percent of valuation, industrial and logistics at 21.7 percent, data centres and social infrastructure at 17.1 percent, and office at 16.4 percent. Tenants include Coles, Telstra, Sonic Healthcare, Woolworths, bp, and Arnott’s. All leases feature annual contracted rent increases, with 54 percent indexed to CPI and the balance at fixed rates. This combination of long lease terms, blue-chip tenant covenants, and inflation-linked cashflows shapes management’s outlook for predictable, growing income.
Development remains on track at the Coles CoreWest Distribution Centre, an automated 68,100 square-metre facility in Melbourne’s Truganina precinct 100 percent pre-leased to Coles for an initial 20-year term. Completion is expected in the second half of FY27, ahead of program. Investors should monitor delivery of this facility and track how the debt refinancing benefits translate to distribution growth.
