Portfolio valuations rose 1.0% on June 2025 book values, underpinned by a 5% average re-leasing spread across 40,000 square metres of activity representing 14.5% of the portfolio. While revaluation gains moderated, the consistency of re-leasing spreads suggests rental growth is offsetting the capitalisation rate expansion that has challenged office valuations. The market rent increases of 4.4% recorded across the portfolio indicate that COF’s properties command genuine tenant demand in their respective markets, distinguishing them from distressed assets in less favourable locations.
COF’s balance sheet positioning provides important ballast. The refinancing of $1 billion of debt extended the weighted average maturity to 4.3 years from 2.6 years, with no debt expiries until FY29. Gearing remains moderate at 43.7%, and with 76% of debt hedged and $189.3 million of available liquidity, the REIT has substantial covenant headroom. The 30 basis point reduction in debt margins from refinancing also shores up net earnings per unit, offsetting some operational pressures.
On portfolio fundamentals, COF maintains a high-quality defensive position. The 18-asset portfolio spans $1.8 billion in value with a 4.0-year weighted average lease expiry and 91% occupancy. NABERS ratings of 5.1 stars position the portfolio competitively on energy efficiency, aligning with tenant preferences and regulatory trends. The successful divestment of 9 Help St Chatswood at a premium to book value demonstrated COF’s capital discipline and the market’s appetite for quality core office assets.
Investors should monitor COF’s ability to defend distributions as market conditions evolve. The FY27 cut to 9.0 cpu, while painful at face value, reflects management transparency about structural challenges in Australian office and its commitment to debt reduction.
